What to consider when hiring a Realtor to help with a divorce sale:

The agent must be able to communicate with both parties in all matters without giving up personal privacy or motivation. Both parties must hear the same “message” even though they are usually not together on joint calls with the realtor. The realtor must understand the complexities of working with two people with perhaps different views on home value, time of sale, price of the sale and the effect it will have on the net cash to both parties.

The realtor needs to fully understand the settlement agreement between the parties,understand how to facilitate the home sale between the couple,lawyers,courts, a lender in a short sale or foreclosure, title company and the buyer.

The value of an experienced divorce realtor comes into play when the realtor understands Family Law cases, how much each party is entitled to in the sale, what agreements were made prior to hiring the realtor and if there are changes in the agreements that the realtor is flexible and be able to adjust and facilitate the changes the can effect the sellers, buyers or both parties.

Both parties must feel comfortable with the choice to hire the realtor in order to facilitate trust and security. Trust between all the parties can not be understated in the disposition of property.
